Here is the Hunters Creek Market Report!

Since the last time I reported on Hunters Creek sales figures, the Orlando real estate and central Florida real estate markets have been heating up!

Here are my posts about just what is happening in the central Florida real estate market, ever since this started happening in January 2008:

As you can see, things are heating up in the central Florida real estate market!

 

Here are the statistics for the Hunter Creek area as of today, 7/15/2008:

• There are 181 homes for sale in Hunters Creek.
• The high price for these wonderful homes is $719,000.
• The low price is $200,000...which is a STEAL!!!
• Most of these homes are in gated communities,
  some with security guard access.

 

Hunters Creek is right on the border of Orange and Osceola Counties,
convieniently located near Disney, Universal Studios, Sea World and
downtown Orlando. Routes 528, and 417 are just a minute or so away,
so you can get ANYWHERE in central Florida FAST!

 

This is a community that prides itself on excellence and professionalism,
from the landscaped medians with palm trees and flowers, to the types of
businesses in the area:

• Target Retail Super Center
• Publix Grocery store
• Numerous casual and some fine dining restaurants
• And many others

Hunter Creek schools are consistently ranked at or near the

So far we are in the 4th month of a strengthening
central Florida real estate market!

• Compared to last year in June, there are almost 200 MORE
  contracts being written per month.
• The median asking price of homes rebounded to
  $217,500 from $211,400 last month, indicating a
  heating up market.
• The listing inventory decreased by 440 homes from last
  month. This is a current trend and has been for the last 4
  months.
• Compared to last year there are almost 1000 less homes
  on the market in central Florida...another indicator of a
  balancing market.
• We have a 17.3 month supply at the current rate of sales.
  This follows a downward trend over the last 4 months from
  a high of a 31.64 month supply of homes in January 2008.

That post basically says what I have been saying all along..... the market will NOT crash..... it will skitter along and then pick back up.

It is now official...along with that awesome download record.

Firefox is now at a 19% market share with a Guinness Book of
World Recods for the MOST software downloads in a 24 hour period.

 

I have so much fun using Firefox that the ONLY thing I use IE7 for is to use the MLS and do searches for clients.

 

Microsoft is beginning to feel the heat of open source programs.....

 

Open Office.org , Firefox, and MORE are giving Microsoft a run for their money!

 

I think that is what happens when you get greedy.....

 

 

Watch out....... innovation is coming to gas powered cars... by people, not corporations......I have been seeing THAT in the news too!!
