This community is called Sky Lake, and it is just north
of the Florida Mall in southern Orange County.

Florida Mall has long been a tourist mecca, drawing
thousands of visitors every year and they compete directly
with The new Festival Bay Mall and the Prime Outlets Mall
at the end of International Drive in the tourist corridor.

This area has LONG been misunderstood as a low wage, high
crime area, BUT it is NOT that way at all.

Sky Lake has not just the distinction of being a stones throw away from the Florida Mall, BUT it is right near the Florida Turnpike and Route 528... you can get ANYWHERE FAST from this area of central Florida.

• There are 104 homes for sale in Sky Lake
• The LOW asking price for these homes is $120,000 which is a STEAL!
• The high asking price is $285,000 -- which is a GREAT price for a home
  near the Florida Mall.
• 27 of these homes are either pre-foreclosures, foreclosures, bank owned, owner will assist with closing costs or owner will consider financing. THOSE are GREAT deals!!

Here are two NEW communities I will be doing market reports on:

The Ginger Mill and Pepper Mill subdivisions. These two subdivisions are right next to each other bordering on South Orange Blossom Trail in Southern Orange County, Florida... they are not far from Hunters Creek. They are both west of Southchase, and together these four communities (Southchase, Pepper Mill, Ginger Mill and Hunters Creek) make for GREAT living in southern Orange County.

• There are 31 homes for sale in Ginger Mill and Pepper Mill.
• The low asking price is $188,900 and the high asking price is
  $344,000.
• These are nicely built homes and most of them are block construction
  with stucco exteriors.
• Ginger Mill and Pepper Mill are very established subdivisions, that
  is the reason for the lack of homes for sale. People who buy a home
  in these subdivisions just do NOT want to sell. There is a VERY high
  spirit of community in these two subdivisions.

Here is the Buenaventura Lakes Market Report as of 3/19/2008:

• There are 50 homes for sale in this medium sized community
  in the north eastern part of Kissimmee. That is down from my
  last market report of 53.
• These homes vary in price from a low of $125,000 to a high of
  $299,000. The lowest price on the last market report was
  $139,900 and the highest was $264,000, so the lowest price
  has gotten lower and the highest price has moved up.

Hello again...after having my computer system die and building
another one from scratch, here is the market report for Southchase in southern Orange county, Florida!

Here are the statistics month to month:

• There are 99 single family homes for sale in Southchase,
  as of 3/14/2008, down from 110 homes in January 2008.
• These homes ALL have the following features:
  * At least 3 bedrooms and 2 bathrooms
  * Block construction with stone and/or stucco exteriors
  * 2 car attached garages with automatic door openers
  * Dishwasher, dryer, washer, refridgerator, range stove,
  microwave, and garbage disposal
• Asking prices start at $149,900 and move up to $425,000;
  not a bad price range..there is a great priced home in
  Southchase for YOU here! The previous high asking price
  was $470,000, so prices are coming down, people -- and
  that is a GOOD thing!
• 26 of these central Florida real estate offerings for sale 
  have some of these discriptions that make buyers smile: 
  * Bank owned
  * In pre-foreclosure
  * In Foreclosure 
  * The owner will assist in your closing costs
  * The owner will consider financing your mortgage

There are a WIDE range of prices, number of bedrooms and other features
so I will not get into all that right here, there is just not enough space to put it all.
